Community Care of North Carolina

The Issue

As one of the nation’s largest and longest-running medical health systems, Community Care of North Carolina needed to reconfigure their offices to reflect a hub & spoke model and maximize efficiency. They had too much space and two years remaining on the existing lease which prevented this reorganization.

The Solution

We engaged an architect and led visioning and programming sessions to aid the design of the ideal space within the portfolio of Community Care’s current landlord. We proposed a move within the landlord’s portfolio that released Community Care of North Carolina from their existing lease obligation.

The Benefit

Instead of resigning to sublease the space and a potential loss for Community Care, we fought to eliminate the existing lease obligation, saving the company six figures and negotiated tenant improvement to cover the full cost of upfit.
